Room-Walk Checklist

Companion form to The Room Walk. Walk the stations in order. Every line is a hand action — if your hands stayed in your pockets, the line is not complete. Findings go to one of two streams: TODAY (safety or unsellable room: work order before leaving the floor) or LEDGER (wear: log for the capital file). When in doubt, TODAY.

Entry & closet

  • Close door from inside; operate latch, deadbolt, swing bar All engage smoothly; closer neither slams nor stalls
  • Check door edges and frame for damage; peephole clear
  • Run closet doors through full travel On track, no derail, no scream
  • Inspect closet rod installation and function No improvised load test; verify per instructions
  • Count and check hangers, luggage rack, iron/board condition

Bed & nightstands

  • Sit on bed corner; listen and feel for frame movement
  • Lift bed skirt; flashlight under bed Slats, center support, debris, belongings
  • Inspect nightstand condition and anchoring only by the approved method No improvised force or load test
  • Open each drawer to its stop Glides track; drawer does not fall out
  • Operate lamps normally; authorized staff check outlets only with the approved device and electrical-safety procedure
  • Inspect headboard mount by the manufacturer or installer method No improvised force or load test

Desk, seating & window wall

  • Sit in task chair, lean back; roll casters Cylinder holds height
  • Palm along desk front edge No lifted edge band, no snag
  • Sit in lounge seating; press arms and front edge Frame solid; soil level noted
  • Run drapes full travel both directions Carriers intact, wand attached
  • Close blackout fully; check light gap at center overlap
  • Operate window lock / restrictor Engages; opening restricted per building standard

Casegoods & television

  • Inspect tall-furniture anchoring Verify only by manufacturer or installer method; no improvised pull test
  • Confirm TV anchoring is present and unaltered; verify per manufacturer or installer instructions
  • Rake flashlight across casegood tops Haze, rings, scratches to ledger
  • Kneel; light along kick zones and legs at shin height
  • Open remaining drawers/doors to stops; check pulls for spin

Bathroom (finish here)

  • Test water under the property’s anti-scald procedure Use an appropriate instrument where required
  • Watch both drains with water running No standing water
  • Flush and hold handle; listen for run-on
  • Flashlight flat along floor from doorway Residue halo, cracked tile
  • Light along all caulk and grout lines Gaps, darkening, softness = TODAY (water)
  • Inspect grab bars by approved method Observed movement or failed specified check = TODAY
  • Inspect towel bars and shower-door handle for looseness; operate normally, do not load-test
  • Inspect glass edges: shower door, mirror Chips or cracks = TODAY
  • Run exhaust fan; use tissue only as screening Weak draw requires measurement or qualified diagnosis

Findings
